Why multi-agency is rarely a good idea.

One thing we are often asked when someone is selling or letting their property is whether they should instruct multiple agents.

There is an assumption that more agents will mean more exposure for the property and result in more or higher offers. It almost always has the opposite effect.

When more than one agency is instructed messaging becomes inconsistent with often rushed marketing campaigns, incorrect pricing and confusion for buyers and tenants.

Over exposure on the portals is a recognised turn off and buyers and tenants often cite multiple listings as a reason for not requesting a viewing.

When a ‘sole’ agent works exclusively with a client, a team forms and the dynamic is different. The agent takes ownership of the marketing, accurate pricing and communication with buyers and tenants. There is genuine investment in prioritising the property.
